Who We Are:

Boldt Holdings, LLC, specializes in the acquisition, development and management of healthcare facilities throughout the United States, including medical offices and senior living.  Due to recent growth in our portfolio through completed development projects and strategic acquisitions, the company is seeking an Asset Manager / Portfolio Manager to manage a portfolio of properties.

What You Get To Do (Essential Functions):
  • Creation and maintenance of annual business plans for each asset under manager’s responsibility within the Boldt portfolio. The business plans will be reviewed and refreshed at the end of each calendar year.
  • Implement and execute action plans that are drawn from annual business plans.
  • Establish & implement capital expenditure plan for maintaining assets (5-year capex plan).
  • Forecast 10-year net operating income of each asset under responsibility of manager.
  • Coach, train, develop and mentor staff with high energy and positive approach.
  • Oversee calendar of actions that need to be monitored for asset optimization.
  • Loan details; covenants, maturities, guaranties
  • Financial & Insurance tracking per lease and lender requirements
  • Bonds & Letter of Credit outstanding
  • Management of several tenant relationships
  • Tenant tracking – lease maturity, annual rent increase, payment of property taxes
  • Manage investor relations with capital partners (equity & debt)
  • Prepare and provide monthly investor reports.
  • Help curate and maintain relationships with investment partners.
  • Manage and oversee relationships with third party property managers.
  • Assist in hiring/selecting property managers and manage relationships with 3rd party property managers for each building under responsibility.
  • Oversee and approve buildings budgets and analyze variances.
  • Annual Operating Expense reconciliation.
  • Manage relationships with existing tenants for matters beyond the in-place property manager’s responsibilities.
What We Expect From You:
  • Bachelor’s degree is required. Degree in Business, Real Estate, Design, Construction Management, Finance, and/or Accounting or is preferred.
  • Five years or more of related experience is required.
  • At least five years of leadership experience is required. 
  • Strong skills in Microsoft Office required.
  • Working knowledge of Argus, Yardi, or other asset management related software is desirable, although training is available.
  • Strong communication and analytical skills.
  • A valid driver’s license may be required. Individuals in this role may be subject to an annual Motor Vehicle Records check. The outcome of any MVR checks conducted may negatively impact the persons’ ability to participate in any vehicle program provided by the company, including but not limited to the ability to drive a personal vehicle on behalf of Boldt Holdings or rent a vehicle through for business travel purposes.
Physical Requirements and Working Conditions:

While performing the duties of this job, the employee is frequently required to remain in a stationary position for up to eight hours. The employee occasionally is required to move to access people or workspaces. Constantly operates a computer and other office equipment, such as a calculator, copy machine and computer printer. The ability to effectively communicate is required. The employee may occasionally move up to 15 pounds. 

The working conditions of this position requires the employee to work inside an office environment. The environment for which this position functions may contain scents and fragrances. May be requested to work overtime and weekends.
